Experience/Knowledge Training Required:<br>
Experience: 5 plus years estimating, 2-3 years in the field, proficient with data base estimating, digitizer, computerize estimating software, manual estimating, and extensive experience providing input to higher management. A certain degree of creativity and latitude is required. Experience of a wide range of roofing system and roofing manufacturers – BUR (asphalt + coal tar pitch), Modified Bitumen Membrane (SBS, APP, peal and stick – hot, cold and torch), Single-Ply (EPDM, TPO, PVC, etc), IRMA, Metal Roof Systems, Sheet Metal Trim, and Steep Slope Shingles.<br>

Education: BA or BS in a business science or equivalent experience. Work requires knowledge of mathematical principles generally acquired through obtaining a degree in construction, business or a related field. <br>

Estimating Responsibilities:<br>
1.	Perform Estimating Administrative Functions – Ensure bid logs and calendars are maintained and the information they contain is used in prioritizing the bidding schedule of assigned projects. Ensure bid folders and files under the estimator’s control contain all relevant bid information in proscribed formats. Complete sets of vendor material pricing lists will be compiled and maintained. Continuously make recommendations to improve the company estimating system and process and seek out training in areas of personal weakness. Prepare all estimates according to the documented estimating process.<br>
2.	Develop Estimates, Bids or Proposals - Using standardized techniques and computer aided systems, prepare a proposal document containing all required breakouts, cost details and cost summaries, applications of correct burdens and overheads, development of proper margins and profit numbers, subcontractor plans and other documents required of the Company to be a responsive, responsible submittal. Accurately quantify materials, plant and labor requirements for allocated projects. Analyze job specifications to ensure all required information for calculating cost is included. Maintain liaison with production planner to verify feasibility of specific jobs in the production stream; ensure inventory is reserved for guaranteed jobs.<br>
3.	Coordinate proposal preparation – Analyze the project to determine the plan of attack, schedule tasks to be done and determine the scope of work and equipment required to execute that scope.<br>

Position Summary



The Chief Engineer is responsible for building maintenance and operations to include preventative maintenance, energy management, tenant satisfaction, technical staff supervision, training, life/safety systems and budget preparation and implementation.  This position requires an individual with an exceptionally high level of initiative and strong leadership capabilities.



Primary Functions



1.      Direct responsibility for all aspects of maintenance.



2.      Perform maintenance repair and preventative maintenance work in all phases of HVAC installation, maintenance and repair, electrical, building automation, and fire and life safety systems.



3.      Maintain and repair temperature control valves, thermostats, dampers, time delay devices and DDC controls.



4.      Responsible for overall administration of the water treatment program, to include periodic monitoring of core water and cooling tower water when in operation.



5.      Responsible for performing functions of the Angus Tenant Request / Preventative Maintenance Program including the annual update for labor / material charges and billing of monthly tenant after hours HVAC.



6.      Maintain equipment documentation such as drawings, manuals, service records, etc.



7.      Assist with tenant construction administration process.  Provide mechanical, electrical and plumbing scope insight for design-build tenant improvements.



8.      Assist with preparation and implementation of the property budget.



9.      Responsible for supply inventory control and purchasing.



10.  Responsible for emergency on-call as first line of resource to the building engineers.



11.  Supervise and train assigned maintenance personnel



12.  Promote and maintain a safe working environment.

Experience



Minimum of 5 years work experience in building maintenance and HVAC.

Previous supervisory experience.





Education & Training



High school education or equivalent.  Supervisory course or supervisory on the job experience. 2nd Class C boiler license or higher.  CFC certification types 1 and 2 minimum. Universal refrigerant recovery and transfer certification.

Position Summary



The Chief Engineer is responsible for building maintenance and operations to include preventative maintenance, energy management, tenant satisfaction, technical staff supervision, training, life/safety systems and budget preparation and implementation.  This position requires an individual with an exceptionally high level of initiative and strong leadership capabilities.



Primary Functions



1.      Direct responsibility for all aspects of maintenance.



2.      Perform maintenance repair and preventative maintenance work in all phases of HVAC installation, maintenance and repair, electrical, building automation, and fire and life safety systems.



3.      Maintain and repair temperature control valves, thermostats, dampers, time delay devices and DDC controls.



4.      Responsible for overall administration of the water treatment program, to include periodic monitoring of core water and cooling tower water when in operation.



5.      Responsible for performing functions of the Angus Tenant Request / Preventative Maintenance Program including the annual update for labor / material charges and billing of monthly tenant after hours HVAC.



6.      Maintain equipment documentation such as drawings, manuals, service records, etc.



7.      Assist with tenant construction administration process.  Provide mechanical, electrical and plumbing scope insight for design-build tenant improvements.



8.      Assist with preparation and implementation of the property budget.



9.      Responsible for supply inventory control and purchasing.



10.  Responsible for emergency on-call as first line of resource to the building engineers.



11.  Supervise and train assigned maintenance personnel.



12.  Promote and maintain a safe working environment.



13.  Perform other duties as required.



14.  Supervise Landlord / Tenant build out projects.



15.  Review plans and prepare and analyze contractor bids.

Requirements (Experience, Education, Competencies)



Experience



Minimum of 5 years work experience in building maintenance and HVAC.

Previous supervisory experience.





Education & Training



High school education or equivalent.  Supervisory course or supervisory on the job experience. 2nd Class C boiler license or higher.  CFC certification types 1 and 2 minimum. Universal refrigerant recovery and transfer certification.

This position will involve but is not limited to the following functions: <br>
<br>
• Reviewing and scheduling potential project leads to determine feasibility of quoting. <br>
• Contacting engineers, customers,sub contractors and material suppliers to identify product specifications used on the project. <br>
• Research customer and engineer’s websites to locate project drawings and specifications. <br>
• Ordering project drawings and specifications. <br>
• Preparing the Blue Print/Bid Takeoffs -- responsible for estimating accurate man hours, materials, timelines & schedules to complete the projects <br>
• Preparing material, labor and misc. costs. <br>
• Preparing quotation letters and / or quotation packages for submittal. <br>
• Preparation of shop drawing / specifications submittal's. <br>
• When necessary, visiting job sites to obtain information required to confirm understanding of drawings<br>
<br>
The ideal candidate will have: <br>
<br>
• Minimum education of high school diploma. <br>
• Minimum of 3 years in College in the engineering field<br>
• Able to read and interpret engineering drawings and specifications. <br>
• Experience in Microsoft Word, Excel, Power Point or Mac Pages, Numbers & Keynote <br>
• Experienced in the use of the internet. <br>
• Good oral and verbal communication skills <br>
• Detail oriented & very organized <br>
• Able to deal with deadlines and to multi-task. <br>
• Strong work ethic, team attitude and dependable.<br>
<br>
This is a paid internship with Temp to Perm options. Looking for someone to work a minimum of  3-4 days a weeks schedule is flexible. This is an inner office and filed work position. Clean DMV and Background a must. Make sure you submit all resumes with cover letters. <br>
