Position Description

Job Title: Groundskeeper

Reports To: Property Manager

Summary:
Under the direction and guidance of the Property Manager, this individual performs routine grounds maintenance duties and jobs with an emphasis on keeping the property clean, and litter free. In some areas/communities a landscape contractor will be on site each week to
perform the labor intensive duties.

Essential Duties and Responsibilities:
� Ensure that the grounds are kept litter-free and that all recreational areas are clean and safe for use.
� Routine blowing of patios, porches, and breezeways.
� Routine pressure washing of concrete surfaces.
� Perform routine maintenance on all equipment.
� Maintain direct communication with the Property Manager.
� Assist the Property Manager in the supervision of the landscape contractor.
� Duties may vary depending on size and location of the property.
� Read and understand the Flournoy Properties Policy and Procedures manual with reference to the Groundskeeper job duties and responsibilities
� Any other duties as assigned by supervisor.

Staff Development
� Attend and participate in required educational classes and on the job training programs if applicable.
� Maintain a satisfactory rating or higher on all required exams.

Safety
� Report all unsafe/hazardous conditions, defective equipment, etc to supervisor immediately.
� Works in a safety conscious manner which ensures that safe work practices are used in order not to pose a risk to others in the workplace.
� Must immediately report any workplace injury to supervisor and follow state workers compensation regulations.

General Requirements
� Must be capable to execute all terms and conditions set forth in the Employee Handbook.
� Complies with company policies and procedures and local, state and federal regulations.

This is a physical, fast-paced position that involves continual lifting, lowering and sliding packages that typically weigh 25-35 lbs. and may weigh up to 70 lbs. Part-time employees usually work 3 1/2 4 hours each weekday (Monday through Friday) and typically do not work on weekends or selected holidays. Seasonal & Permanent, Part-time Package Handlers receive an hourly rate of $8.50 $9.50 or more. UPS permanent, part-time employees also receive an attractive benefits package.
