Job Title: Member Service Director
<br>

<br>
Job Description:  This role will be responsible for creating outstanding vacation experiences for our owner members.  Best practices must be created to deliver five star concierge support services to high net worth individuals, families, and businesses and their guests.  Systems must be developed and implemented to manage and maintain high touch experiences.
<br>

<br>
There are three main areas of responsibility for this position:
<br>
1)	Owner Member Experience- Be a player on the Personal Travel Concierge team in delivering outstanding vacation experiences to our owner members—hassle free and memorable.
<br>
2)	PTC growth and mentoring- Be a coach to our Personal Travel Concierge and Local Host teams. Drive our level of service, travel acumen, conversation ability and set expectations on each destination in and expected in the portfolio.
<br>
3)	Destination Management-  Manage and execute the resources of Local Hosts and key Destination Vendors needed to support a well maintained home and vacation experience for owner members.. 
<br>

<br>
Responsibilities include:
<br>
•	Recruiting, training and managing a team of full time employees (Personal Travel Concierges) at our corporate headquarters in Atlanta and numerous independent contractors (Local Hosts) in our portfolio destinations
<br>
•	Conducting orientation phone calls with someone from your personal travel concierge team and a new investor so they learn how to leverage the services we offer including reservations.
<br>
•	Executing and supervising our reservation process and timely delivery of itinerary planning and other logistics for traveling members including dinner reservations, entertainment activities, stocking the fridge, etc.
<br>
•	Building relationships with our investors in order to surface “must see or do” activities in our destinations as well as individual member preferences in order to consistently surprise and delight them.
<br>
•	Creating and implementing surveys to monitor perceived service standards.
<br>
•	Overseeing and contributing to creation of destination “books” created for each residence that reviews local restaurants, activities, and home equipment instructions.
<br>
•	From time to time, and working with our Operations Coordinator, participating in each property whereby homes must be brought up to standards and vendor relations established to provide local host services and property repair and maintenance needs.  Sometimes this is referred to as property set up.
<br>
•	Working with Operations Coordinator to secure and manage daily maid services for our properties and creating checklists and systems to ensure cleaning services meet standards during and between stays.
<br>
•	Anticipating needs and fulfilling them seamlessly and training staff to do the same while setting feedback and monitoring practices to ensure quality services are being delivered.
<br>

<br>
Qualifications: 
<br>
-	Bachelor’s degree from an accredited institution
<br>
-	Ideally, a minimum 5 years experience in hospitality, customer service and/or property management function.  (including hiring, training and managing of others in these rolls or ability and confidence to be responsible for this)
<br>
-	Ability to travel internationally, which may include overnight and/or weekend travel.
<br>
-	PC proficiency, including MS Outlook, Word, Excel and database such as Salesforce.com or other organizational database or contact manager.
<br>
-	Extremely detailed, organized and diligent about note taking and follow-up
<br>
-	Effective listening skills are critical along with strong communication skills including writing. 
<br>
-	Self-motivated and self-directed
<br>
-	Experience working with and servicing high net worth individuals
<br>
-	Ideally, experienced customer service training at a nationally recognized hospitality organization such as The Ritz Carlton, St. Regis, Intercontinental, Capella, etc. a big plus.
<br>
-	Ability to hire, train and manage others
<br>

The right candidate who is process oriented with the ability to design and implement best practices can develop this position into a Vice President role with higher compensation. Develop strategies and make decisions through marketing and other efforts to increase profitability and provide a return on investment for the organization. <br>

Requirements <br>
<br>
•	Four-year college degree (strongly preferred) <br>
•	Experience in the hospitality, restaurant management, or apartment management industry (required) <br>
•	Financial management skills e.g., ability to analyze P&L statements, develop operating budgets, forecasting and capital expenditure planning <br>
•	Outstanding people/customer service skills <br>
•	Superior communication skills (listening, speaking, writing) <br>
•	Ability to train, develop, lead and inspire a high-functioning team of employees <br>
•	Demonstrated leadership and strategic thinking skills <br>
•	Effective change management and problem solving ability <br>
•	Knowledge of revenue management, marketing strategies, government regulations, and safety standards (e.g. OSHA, EPA, ADA, Fair Housing, EEO, etc.) <br>
•	High degree of flexibility and high tolerance for change <br>
•	Computer proficiency <br>

Am exclusive agent for several banks listing there foreclosed commercial assets, have more leads/proposals than I can currently handle.  Full turn key asset management brokerage has competitive advantage over most other brokerages that just offer listing services; enables us to leverage in house management division with constant list of sales referrals and offer clients one-stop shop.  Great local market presence with over 2000 units under management.  This position will also give you insight and assess into all aspects of commercial real-estate.

This position will be 100% commission and exact split will depend on experience and will progress throughout, possible loan/draw until first closing.  My average take home sales commission range from  $5-25k ($80-150k per year/directly tied to how hard you work)    You will learn all aspect of the business and over time be given complete responsibility.  Flexible work schedule and you will work from home (or our office if you prefer) most of the time.  Minimum avg 30hr per week and will be responsible for property showing, presentations, research, creating marketing material and sales campaigns, financial analysis, data basing, taking pictures, follow calls.

•	4 year degree in: Real-estate, Marketing, Business, Finance or Technology

•	Computer with MS Office,  internet access  & digital camera

•	Clean cut – business casual and formal attire required
<br>
•	Great Communicator – both written and spoken
<br>
•	GA Real-estate Sales Person License before you can get paid & with in 3mo

•	Reliable transportation – GPS ideal – Most properties are within 25mi of downtown Atlanta – some 30-60mi

•	Minimum avg 30hr per week  (5hr per day)

•	Good ethics & judgment & decision making capabilities

JOB SUMMARY:<br>
The Closing Coordinator, in conjunction with the Closing Manager and Transaction Broker, is responsible for the closing of pending files to ensure that files are complete and accurate and that agents’ commissions are paid accurately and in a timely manner.<br>

ESSENTIAL FUNCTIONS: <br>
1.	Reviews attorney commission disbursement and/or earnest money credit as listed on HUD-1 against actual attorney check and earnest money deposit to confirm accuracy. <br>
2.	Compiles, names and uploads active, pending and closing documents. <br>
3.	Prepares and reviews closed files for commission payment. <br>
4.	Prepares closed file for final broker review.<br>
5.	Communicates with agents via email or telephone regarding required documents to complete closing files and disburse commission payments.<br>
6.	Researches and resolves HUD issues or refers to Transaction Broker for resolution, as necessary.<br>
7.	Follows up on problem files such as missing documentation or 21 day hold checks.<br>
8.	Responds in both written and verbal communication with agents in a timely, positive and professional manner.<br>

Acquisition<br>

•	Negotiate with other telecommunication parties regarding collocation agreements. <br>
•	Perform site walks at candidate sites and advise on the design, to ensure leasing and zoning feasibility.<br>
Entitlements<br>
•	Complete zoning and land use applications.<br>
•	Making presentations to commissions and boards.<br>
•	Ensure necessary permits/approvals are obtained in accordance with prescribed schedule.<br>

QUALIFICATIONS<br>
•	Site acquisition, zoning, and permitting skills.<br>
•	Excellent negotiation skills.<br>
•	Self-motivated, able to work in a team and independently.<br>
•	Valid driver’s license.<br>
•	Safe driving record and own transportation.<br>
•	Must be able to travel unassisted.<br>
