Are you looking to purchase a home, but have less than perfect credit. We provide FHA, VA, USDA, Conventional loans, and Non-QM Loans, for those who qualify. If you are looking to purchase, as long as you have:

-2 years of employment (We have programs that we only need a Written Verification of Employment if you are employed), or
-Proof of income received (VA disability, Social Security, Retirement, etc)
-Proof of Funds for down payment which can be gift funds, funds in 401K retirement plan, checking, savings, etc. (Down payment assistance is available for 640 FICO and above)

-VA and FHA loans as low as 500 credit score
-Written verification of employment only for FHA loans 580 credit score and above. 5% down payment required

If you are self employed and have not filed tax returns, we do offer Asset based mortgage loans. At the minimum, you will need 12 months of bank statement from either business or personal account. This program does require you to have at least a 660 FICO score and 20% down with proof of funds.

How do we offer mortgage loans with less than 580 credit score? We offer manual underwriting which allows many clients who do not have traditional credit to be approved for a loan. It allows our underwriting team to look at each scenario differently.
